In short:
- The gutters referred to are the patio roof gutters, which are exclusive use common property. This makes them owners’ responsibility.
- The tree is not in the Northmarque scheme, it is in a neighbouring property but hanging over.
- Owners should not trim trees without first discussing with the committee, including those in exclusive use common property.
The Chair confirmed the scope is the same as the previous caretaker. The Treasurer explained that gutters are a separately budgeted maintenance item due to the height of the buildings – they require a contractor to attend and cannot be checked from the ground. The gutters on patios, verandas, and other exclusive use areas are the lot owner’s responsibility.
There is a line item in the 2025–26 budget to implement a scheduled maintenance program for the complex gutters. This is still in planning (until the budget is adopted and then a request for quotation will be sent out to prospective contractors) but as part of the request for quote process, the committee will be trying to get a group rate for owners to have the gutters in exclusive use common property cleaned at a reduced rate. Ideally, this will operate similar to the individual pest treatments offered as part of the annual termite inspection.
